Termite Inspection

What will a termite inspection cost?

We provide FREE inspections to homeowners, conventional escrows, and property-management companies. There are some situations that an inspection fee may be required; such as, large homes/structures, bank-owned properties, and post-completion second opinions. However, the fee is usually small.

What’s involved in a termite inspection?

Our professional-termite inspector performs a complete, visual inspection of the readily accessible areas of a structure for evidence of both wood-destroying insects and wood-destroying organisms. The inspector will visually inspect the entire interior of a structure including attic and crawlspace, plus the exterior of the structure. The inspection may also include other freestanding structures such as garages, decks and fencing that attaches to the house.

How long does a termite inspection take?

On average, a thorough termite inspection takes about 45 minutes to an hour, depending on the size, complexity and condition of the structure and property.

How often should a termite inspection be done?

Due to the high termite activity for Southern California, an annual inspection is best. Sierra Termite offers an annual-inspection and treatment program to help keep termites from destroying your investment. Inquire for more details.

Does a termite inspection cover more than termites?

Although the inspection is commonly called a “termite” inspection, our professional inspectors are also looking for all wood-destroying insects, such as termites, beetles, carpenter ants and bees, and organisms, like dry-rot and fungus.

Could there be hidden termite damage or infestation?

Yes. One of the main characteristics of termites and termite colonies is their tendency to avoid open air and bright lights. They will stay underground or inside the wood. It is almost impossible for an inspector to visually identify or locate an active termite infestation just by looking at the outside surface of a wall or the trim.

Will a termite inspection find all the active termites?

It isn’t possible for an inspection to provide absolute certainty unless termites are found. There will usually be areas of a structure that cannot be evaluated due to inaccessibility for one reason or another; such as behind drywall, under insulation, behind storage/furniture, etc.

Will I get a report of my inspection and is there a charge?

Yes. Once the inspection is complete, our inspector will verbally go over his findings and recommendations. Next business day, if not sooner, we can email, fax, or mail a certified, typed report. This is included with the free inspection.
